Smoke Alarm Compliance Melbourne
Hardwired photoelectric alarms, correct placement and same-day certificates — smoke alarm compliance for Melbourne homes and rentals, done to AS 3786 by a licensed electrician.

Who it's for
- Landlords and property managers with rental compliance obligations
- Homeowners with alarms over 10 years old or battery-only alarms
- Renovators whose room layouts have changed
- Buyers and sellers wanting pre-settlement compliance
Why Smoke Alarm Compliance Matters
Smoke alarm rules in Victoria have tightened, and much of Melbourne's housing stock hasn't caught up. Alarms must meet AS 3786, be correctly positioned on every storey and outside sleeping areas, and in homes built or significantly renovated since August 1997 they must be hardwired to 240V with battery backup. Rental properties face the strictest requirements, including annual checks. We inspect, reposition, replace and interconnect alarms as needed — and certify the work the same day.
- Working smoke alarms dramatically cut the risk of dying in a house fire
- Victorian rentals now require annual smoke alarm safety checks
- Ionisation and expired alarms no longer meet requirements
Common Problems We Solve
Real scenarios our customers face — and how we fix them.
Battery-only alarms in a rental
Older rentals still running 9V battery alarms where hardwired alarms are required. We install hardwired photoelectric alarms with battery backup and certify the work.
Alarms in the wrong positions
Renovations change layouts, and alarms that were compliant no longer cover sleeping areas — a failure we find constantly during safety checks. We reposition and add alarms to restore coverage.
Expired or ionisation alarms
Smoke alarms expire after 10 years, and older ionisation types respond slowly to smouldering fires. We replace them with current photoelectric units that meet AS 3786.
Alarms chirping or false-alarming
Chirping usually means a failing battery or end-of-life unit; false alarms often mean the wrong alarm type or position (too close to kitchens or bathrooms). We fix the cause, not just the noise.
No interconnection between alarms
In larger homes, an alarm in the garage won't wake anyone in a back bedroom unless alarms are interconnected. We hardwire or wirelessly interconnect alarms so they all sound together.
Why This Matters in Melbourne
The South East Melbourne suburbs we service daily — Bentleigh, Bentleigh East, Moorabbin, Cheltenham, Brighton East, Carnegie — are full of homes built decades before hardwired smoke alarms existed, then renovated in stages that moved bedrooms and corridors. The result is the most common failure we find on safety checks: alarms that are the wrong type, past their 10-year life, or no longer positioned where the rules require. With annual rental smoke alarm checks now mandatory in Victoria, landlords in these suburbs need a licensed local electrician who can audit, rectify and certify in one visit.

Frequently Asked Questions
What are the smoke alarm requirements for rental properties in Victoria?+
Victorian rental properties must have working smoke alarms meeting AS 3786, correctly positioned on every storey and outside sleeping areas. Homes built or significantly renovated after 1 August 1997 need hardwired 240V alarms with battery backup. From November 2025, rental providers must also arrange annual smoke alarm safety checks. Non-compliance risks fines, insurance issues and VCAT disputes.
Do smoke alarms need to be hardwired in Victoria?+
If your home was built or significantly renovated after 1 August 1997, smoke alarms must be hardwired to 240V mains power with battery backup. Older homes may use 10-year lithium battery alarms, though hardwired photoelectric alarms are best practice — and installing hardwired alarms is licensed electrical work.
How often should smoke alarms be replaced?+
Every 10 years — the sensor degrades even if the alarm still beeps when tested. The manufacture or expiry date is printed on the unit. During a compliance check we record every alarm's age and give landlords a register so replacements are never missed.
What is the difference between photoelectric and ionisation smoke alarms?+
Photoelectric alarms detect the larger smoke particles of smouldering fires — the type most likely to kill people while sleeping — and respond significantly faster to them. Older ionisation alarms are slower on smouldering fires and prone to cooking false alarms. Fire authorities across Australia recommend photoelectric, and we install photoelectric units as standard.
Where must smoke alarms be located?+
At minimum: on every storey of the home, and in hallways or areas outside sleeping areas. In homes where bedrooms are in different zones, multiple alarms are needed, and in larger homes interconnection matters so every alarm sounds together. Renovated layouts frequently break previously compliant placement — that's the most common issue we rectify.
Why does my smoke alarm keep chirping?+
A periodic chirp normally means a flat backup battery or an end-of-life unit. If replacing the battery doesn't stop it, the alarm itself has usually expired and must be replaced. Repeated false alarms are different — usually the wrong alarm type or an alarm positioned too close to a kitchen or bathroom.
Can you do smoke alarm compliance and a rental safety check together?+
Yes — smoke alarm compliance testing is included in our $350 rental electrical safety check, which also covers the switchboard, safety switches and fixed wiring. One visit produces both the electrical safety certificate and smoke alarm compliance documentation.
What suburbs do you service for smoke alarm compliance?+
We're based in Bentleigh and service South East Melbourne daily — Bentleigh East, Brighton East, Moorabbin, Carnegie, Cheltenham, Ormond, McKinnon, Highett, Hampton East and surrounding bayside suburbs — plus inner and middle-ring Melbourne.
